Job Description

Role Purpose:

The Leasing Manager is responsible for the commercial performance of the leasing function at the Mall, maximising rental revenue, occupancy, and tenant mix quality across all permanent and short-term retail units. The role leads the leasing team, manages key tenant relationships, drives new tenant acquisition, and oversees lease renewals and negotiations in alignment with Company's asset strategy and the Mall's repositioning programme. Working closely with the CEO, the Leasing Manager ensures that leasing activity is guided by a sound commercial strategy and that every deal struck reflects the long-term positioning ambitions of the asset.

Key Responsibilities & Accountabilities:

  • Develop and implement the annual Leasing Plan for the Mall, covering new lettings, renewals, tenant mix optimisation, and occupancy targets, in alignment with the strategic direction set by the CEO.
  • Achieve annual leasing revenue, occupancy, and rental rate targets as defined in the Mall's business plan; monitor performance against targets on a monthly basis and report to the CEO with variance analysis and corrective actions.
  • Lead all leasing negotiations for permanent retail units — new leases, renewals, relocations, and surrenders — ensuring commercial terms reflect market conditions, the Mall's positioning, and company's financial objectives.
  • Manage and develop the leasing team (Leasing Specialists, STR Associate Manager), setting clear performance expectations, providing structured coaching and feedback, and ensuring the team operates with discipline and commercial focus.
  • Build and maintain strong, long-term relationships with key anchor tenants, national retailers, and international brands; serve as the primary senior relationship point for all strategic tenant accounts.
  • Actively prospect for new tenants — domestic and international — to fill vacant units and strengthen the Mall's tenant mix, coordinating with the retail strategy advisor as applicable.
  • Coordinate with the Retail Design Manager to ensure incoming tenant design submissions and fit-out programmes are managed in alignment with agreed lease commencement timelines.
  • Provide inputs to feasibility assessments for potential tenants, including estimated rental values, tenant mix implications, and commercial risk assessment, for CEO review and approval.
  • Prepare leasing deal summaries and recommendations for sign-off; ensure all deal approvals are obtained in accordance with Sogemall's delegation of authority framework before documentation is issued.
  • Liaise closely with the Lease Administration Manager to ensure all executed deals are documented accurately and on time, and that the handover to contract administration is seamless.
  • Provide regular leasing performance reporting to the CEO, including occupancy status, pipeline, deal tracker, and key tenant trading performance commentary.
  • Contribute to the preparation of board presentations and investor reporting materials as directed by the CEO, providing leasing data, market context, and strategic commentary.
  • Monitor the Lebanon retail market and regional benchmarks continuously; provide market intelligence and competitor analysis to the CEO to inform leasing strategy and positioning decisions.
  • Ensure all leasing activities comply with company's policies, the delegation of authority framework, and applicable Lebanese commercial and regulatory requirements.

Education, Experience and Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, Marketing, or a related discipline. A Master's degree in Business Administration (MBA) or a professional qualification in real estate is highly desirable.
  • Minimum 10–12 years of progressive experience in retail leasing, with substantial exposure to managing a large-format shopping centre leasing function.
  • Experience in Lebanon or the broader Mediterranean and MENA retail market is strongly preferred.
  • Advanced Excel (Financial modelling): Property Management System.
  • Arabic (native), English (advanced); French advantageous.
