Role Purpose:
The Retail Design Manager is responsible for ensuring that the physical presentation and design quality of all retail units at the Mall meets Company's design criteria, precinct standards, and brand positioning. The role manages the full retail design approval and fit-out delivery process — from initial concept submission through to store opening — and works closely with tenants, their designers, and contractors to achieve commercially driven, high-quality retail environments with minimal downtime.
Key Responsibilities & Accountabilities:
- Establish, maintain, and enforce the Mall Retail Design Guidelines, ensuring all new store openings and refurbishments comply with Sogemall's approved design criteria and precinct standards.
- Initiate contact with incoming tenants and their design teams to communicate design requirements, approval processes, and fit-out logistics from lease execution through to store handover.
- Review and assess all tenant design submissions (retail design drawings, MEP coordination drawings, material schedules) and provide structured written feedback and approvals within agreed timelines.
- Manage the end-to-end fit-out delivery process, tracking progress against programme, coordinating site access with Operations, and ensuring Company's interests are protected throughout the construction phase.
- Liaise with the Leasing team to ensure design and delivery timelines are consistent with agreed lease commencement dates and rent-free periods.
- Maintain a clear record of all design approvals, fit-out progress reports, contractor access permissions, and tenant variation requests (TVR).
- Coordinate with the Operations and FM teams to minimise disruption to mall operations during fit-out and refurbishment works, including scheduling of after-hours access.
- Conduct regular site inspections during the fit-out period; issue snagging lists and ensure outstanding items are rectified prior to tenant opening.
- Support the Leasing team in communicating the Mall's design proposition to prospective tenants and in preparing leasing collateral that reflects design standards.
- Monitor and report on fit-out programme performance to the CEO; escalate delays or compliance issues promptly.
- Identify opportunities to enhance the design quality and retail environment of the Mall over time, including recommendations for common area improvements.
- Ensure all fit-out activities comply with applicable Lebanese building regulations, safety standards, and Sogemall's operational policies.
Education, Experience and Qualifications:
- Bachelor's degree in Architecture, Interior Design, or Civil Engineering. Relevant certification in retail design, construction management, or occupational health and safety is advantageous.
- Minimum 7–9 years of progressive experience in retail design management and construction delivery, ideally within a large-format shopping centre or retail development environment. Experience in Lebanon or the broader MENA and Mediterranean region is preferred.
- AutoCad or equivalent Design Software; Microsoft Office.
- Arabic and English (Both Proficient), French (Advantageous).
- Hands-on site management experience essential.
