Job Description

Role Purpose:

The Chief Accountant is responsible for the integrity, accuracy, and timeliness of all accounting operations at the Company, including revenue accounting, accounts receivable, accounts payable, general ledger, and monthly financial closing. The role oversees the day-to-day accounting team, implements and monitors strong internal controls, and provides accurate financial information to the Finance Manager to support management reporting, audit readiness, and regulatory compliance under Lebanese GAAP and applicable IFRS standards.

Key Responsibilities & Accountabilities:

  • Oversee all day-to-day accounting operations including accounts receivable, accounts payable, general ledger, bank reconciliations, and treasury processing.
  • Lead the monthly and year-end financial closing process, ensuring all entries are posted accurately and on time, and that the closing checklist is fully completed.
  • Review and approve all journal entries, accruals, provisions, and balance sheet schedules prepared by the accounting team.
  • Ensure the accuracy and completeness of tenant lease data, advance balances, receivable balances, and revenue bookings; reconcile with signed concession agreements on a monthly basis.
  • Review monthly recurring billing runs and ensure revenues recorded in the system agree with concession agreement terms.
  • Prepare and submit consolidated AR and revenue key performance data to the Finance Manager on a monthly basis.
  • Manage the doubtful debts provisioning process, computing provisions in accordance with Company's financial policies and obtaining required approvals.
  • Ensure all lease-related transactions are processed in compliance with applicable accounting standards (IAS 17 / IFRS 16) and Lebanese regulatory requirements.
  • Maintain strong internal controls across all accounting processes; identify control gaps and implement improvements as required.
  • Coordinate with the Lease Administration Manager to ensure billing and collection activities are fully aligned with executed concession agreements.
  • Support internal and external audit processes by providing schedules, reconciliations, and explanations; implement audit recommendations within agreed timelines.
  • Provide on-the-job training and development support to the accounting team; ensure proper workload distribution and coverage.
  • Support the implementation and ongoing optimisation of the property management and accounting system.

Education, Experience and Qualifications:

  • Bachelor's degree in Accounting or Finance. A professional accounting qualification (CPA, ACCA, ACMA, or CFA) is strongly preferred.
  • Minimum 5–8 years of progressive experience in accounting, with at least 2 years in a supervisory role. Experience in real estate, mall management, or a comparable asset-intensive environment in Lebanon or the MENA region is strongly preferred. Working knowledge of IFRS/IAS, Lebanese GAAP, and VAT regulations is required.
  • Advanced Excel; ERP Systems (Oracle, SAP, or equivalent).
  • Arabic (Native), English (Proficient).
