Job Description

Role Purpose:

The Business Analyst supports the Chief Executive Officer and senior leadership team of the Company. in monitoring, analysing, and interpreting the commercial and operational performance of the Mall. The role produces high-quality analytical reports, forecasts, and management intelligence to support strategic decision-making, budget management, and investor reporting.

Key Responsibilities & Accountabilities:

  • Prepare and maintain the monthly P&L report for the Mall, coordinating inputs from Finance, Operations, Marketing, lease Administration, RDD, IT, FM, HR and Leasing teams, and providing structured variance analysis with management commentary.
  • Develop and maintain performance dashboards and trackers covering key commercial metrics: footfall, tenant sales, revenue by category, occupancy, and OPEX.
  • Support the CEO in preparing the annual budget and five-year strategic financial plan for the Mall, coordinating inputs across all departments.
  • Produce ad hoc financial and business analyses as directed by the CEO, including commercial evaluation of leasing proposals, CAPEX business cases, and strategic scenarios.
  • Prepare materials for CEO for Board meetings, investor briefings, and external advisor engagements, ensuring accuracy, clarity, and appropriate formatting.
  • Liaise with the Finance and Leasing teams to maintain data integrity and ensure all reports reflect accurate and up-to-date information.
  • Conduct tenant performance analyses including sales data review, percentage rent calculations, and trend assessments; present findings to the CEO with recommendations.
  • Support the implementation and optimisation of the property management system and data warehouse, coordinating with the IT advisory consultant where required.
  • Identify inefficiencies in reporting processes and develop improved tools, templates, and automation to enhance analytical capability.
  • Coordinate with external advisors (GRMC and others) as directed to consolidate market intelligence and benchmark data into Company's internal reporting.
  • Ensure all analytical outputs maintain the highest standards of accuracy, confidentiality, and professionalism.

Education, Experience and Qualifications:

  • Bachelor's degree in Business Administration, Finance, Economics, or a quantitative discipline. An advanced degree or professional qualification (CFA, CPA, ACCA) is an advantage.
  • Minimum 3–5 years of experience in financial analysis, business intelligence, or management reporting, preferably within real estate, retail, or a similarly complex commercial environment. Advanced proficiency in Excel is essential; experience with Power BI, data visualisation tools, or property management systems is advantageous.
  • Advanced Excel, Power BI or Equivalent, Microsoft Office Suite.
  • English (Advanced), Arabic (Advantageous).
  • Absolute discretion in handling confidential commercial data.
